The Toronto Regional Real Estate Board reported 5,039 home sales in March 2026, representing a modest 2% increase compared to March 2025. The average selling price rose 1% from February to $1,017,796, although it remains 7% below March of last year. While the overall improvement in transactions may appear minimal, much of this is being weighed down by the 416 area, as several suburban markets continue to demonstrate meaningful strength. Brampton led the way with a 21% increase in transactions, while Oakville saw a 7% gain. With the exception of January, when unusually harsh winter conditions temporarily slowed activity, the regions of Brampton, Mississauga, Oakville, and Burlington have generally experienced consistent year-over-year growth in transactions since mid-2025.

To properly frame today’s market, it’s important to look at the trajectory. The first half of 2025 was challenging, with GTA transactions down 18% year over year. However, the second half told a very different story, with sales only down 3% compared to the same period in 2024—clear evidence that the market had already begun stabilizing. In fact, Brampton, and Mississauga each posted 2% increases in the second half of 2025, while Oakville and Burlington saw even stronger growth at 11%, reinforcing that momentum has been building beneath the surface.

There is no question that geopolitical uncertainty—particularly surrounding global conflicts such as the situation involving Iran—continues to influence buyer psychology. Many are choosing to wait for clarity before making a move, which is a natural and understandable response. However, history consistently shows that market bottoms are only identified in hindsight once conditions have already begun to improve. What we are seeing today is a gradual shift from uncertainty toward adaptation. Buyers are not disappearing, they are recalibrating.

This is clearly reflected in real-time demand indicators. Showings and offers across our core markets have increased significantly year-to-date compared to last year. Brampton showings are up 24% with offers up 38%; Mississauga showings are up 22% with offers up 27%; Oakville showings are up 10% with offers up 21%; and Burlington showings are up 2% with offers up 7%. These are not future indicators, this is current, active demand.

Months of Inventory (MOI), a key measure of supply and demand, continues to reinforce this trend. According to the Toronto Regional Real Estate Board, a seller’s market is typically defined as under 3 months of inventory, a balanced market between 4 and 6 months, and a buyer’s market above 6 months. The GTA has seen MOI improve steadily from nearly 6 months at the beginning of the year to 4.3 months in March. New listings were down 17% in March of 2026, compared to 2025. This movement into balanced territory is a strong signal of stabilization, with the potential for further tightening if current trends continue.

The takeaway is clear: while headlines may still reflect uncertainty, the underlying fundamentals are improving.
